Frequently asked

Start with the question in front of you.

These are general explanations, not legal or transaction-specific advice. Call the title team for the facts of your file.

What does a Texas title company do?

A title company researches the public ownership record, identifies title requirements, holds escrow funds, coordinates closing documents and figures, supports signing, disburses funds, records documents and issues title policies.

Can I choose my own title company in Texas?

Yes. A party may receive recommendations from an agent, builder, lender or attorney, but Texas consumers can choose the title company they want to use.

What is owner's title insurance?

An owner's policy protects the insured owner against covered title defects that existed before the policy date. It is generally paid once at closing and remains in effect while the insured owner has an interest covered by the policy.

Are Texas title insurance rates the same everywhere?

Texas sets title policy forms and basic premium rates through the Texas Department of Insurance. The final transaction total can still differ because endorsements, discounts, escrow and closing fees, recording costs and other items vary.

How long does a closing take?

The timeline depends on the contract, lender, title requirements, survey, payoffs and the complexity of ownership. Sending the contract and accurate party information promptly gives the title team the best chance to surface issues early.

Can WG Title handle probate or inherited property?

Yes. WG Title works with families, fiduciaries and attorneys on transactions involving estates, probate proceedings, heirship and inherited real property.

Can I sign away from the McKinney office?

Often, yes. Available office, mobile and remote options depend on the documents, lender, parties and applicable signing requirements. Ask the team what is available for your file.

When is a transaction officially closed?

Signing is one step. A transaction typically closes after all required documents are signed, funds and lender approval are received, title requirements are satisfied and the closing team is authorized to fund and record.

How do I verify wiring instructions?

Use a known WG Title phone number and verbally confirm the receiving bank and account information before sending funds. Never rely on changed instructions sent only by email.

Does WG Title provide legal advice?

WG Title provides title and escrow services. When a transaction requires legal advice or representation, the parties should work with their own attorney. Any relationship with WG Law is separate and governed by its own engagement.
