Once the contract reaches WG Title, the team confirms the parties, property, lender and key dates. The title search begins and escrow instructions are established.
- Use your full legal name consistently.
- Tell the team early if a trust or entity will take title.
- Respond promptly to identity and lender requests.
- Ask questions before a deadline becomes urgent.
02The title commitment
The commitment describes the proposed policy, the current ownership record, the requirements that must be satisfied and the exceptions that will not be covered. It is not the final policy, but it is the roadmap to insurable title.
Ask when something is unclear.Easements, restrictions and mineral reservations can sound technical. WG Title can explain the title-company process and coordinate with your agent, lender or attorney when legal advice is needed.
03Review the closing figures
Your lender and title team coordinate the closing disclosure or settlement statement. Review names, credits, loan terms, prorations and the amount needed before signing day.

Never trust changed wiring instructions by email alone.Criminals imitate agents, lenders and title companies. Before sending funds, call WG Title at a known phone number and independently verify the receiving bank and account details.
- Do not use a phone number from a suspicious email.
- Verify instructions verbally before initiating the wire.
- Be cautious about urgent last-minute changes.
- Contact your bank and WG Title immediately if anything looks wrong.
05Signing, funding and keys
Bring an approved government-issued photo ID and follow the funding instructions provided for your file. Signing does not always mean the transaction has funded. Your title team will confirm when documents, lender approval, funds and recording requirements are complete.
