Can I close a sale without a real estate agent?

Yes. Texas does not require either party to be represented by a broker. You need a valid written contract, and you need a title company to handle escrow, title and recording.

Will WG Title write my contract?

No. Preparing or advising on a contract is legal work, and a title company acting as neutral escrow cannot do it for you. Use an attorney, or a broker, or a form your buyer's agent supplies — then bring us the executed contract.

Whose side is the title company on?

Neither. Escrow is deliberately neutral — we hold the funds and follow the contract's instructions for both parties. That neutrality is the reason the arrangement works, and it is also why we cannot negotiate for you.

What do I actually net without a listing agent?

Run the net sheet and set listing-side compensation to zero. Note that you may still agree to compensate a buyer's agent — that is negotiable between you and them, and it is a separate decision.

How do I know the buyer is real?

Earnest money deposited into escrow and a lender pre-approval are the two ordinary signals. We can confirm receipt of the earnest money; verifying the financing is between you, the buyer and their lender.
