Start with the notice date and property record.

Collin CAD says 2026 real-property notices of appraised value were mailed April 15, and the first business-personal-property notices were mailed May 13 and continued into early June. A useful file note identifies which notice or account the sender is relying on.

The Texas Open Data Portal lists Collin CAD appraisal-notice data for the most recent three years and shows the dataset was last updated July 30, 2026. Treat it as a public-reference trail to send with the file, not a replacement for the tax office, lender or final settlement statement.

Collin CAD explains that by July 25 the chief appraiser must certify the appraisal roll to each taxing unit, and the tax assessor then turns that certified appraisal roll into the certified tax roll for property-tax billings.

What to send

Make the tax-value trail easier to verify.

A strong appraisal-notice note is short, sourced and tied to the property. It does not need to decide whether the value, exemption, protest result or tax escrow is right before the file is reviewed.

  1. Property address, county, parcel or tax account number, and the owner name shown on the appraisal or tax record
  2. Notice of appraised value date, protest deadline shown on the notice, and whether a protest was filed, resolved or still pending
  3. Any ARB order, settlement letter, correction motion, exemption note, tax statement or tax-certificate request already in hand
  4. Contract lane, target closing date, lender escrow question and whether the file is residential, investor, estate, trust, entity or commercial
  5. One process question: what tax, title, lender or settlement-statement item should be checked before figures are finalized?
What to avoid

Keep tax and protest conclusions out of the first note.

  • Do not tell a party whether to protest, settle, appeal or withdraw a protest.
  • Do not promise a lower taxable value, lower tax bill, refund, closing figure or escrow result.
  • Do not decide whether an exemption, correction motion, ARB order or late protest applies.
  • Do not offer a rebate, discount, gift, commission or other benefit for sending the file.
