Jamie Ellis' plat-packet handoff

Send the plat packet before a land-division question becomes a closing delay.

For builders, developers, agents and lenders: organize the current public source, property reference, available packet documents and one title or escrow process question without treating a checklist as approval.

Audience and job

Built for the builder or developer preparing the first usable source packet.

Land division, replat and development records can surface title and escrow process questions long before a file is ready to close. The useful first move is to preserve the exact public source, match it to the property and name one question for the right reviewer.

The useful handoff

Send what the public record says, the document you have and what still needs review. County materials can help organize a packet; they do not decide jurisdiction, approval, title, underwriting, recordation or closing timing.

Current source check

Use the County's live checklist. Do not turn it into a transaction conclusion.

These sources were checked October 22, 2026. They help a sender prepare a clearer handoff, but transaction-specific land-use, title, survey, lender and legal outcomes remain for the appropriate reviewer.

Collin County Land Division Development, checked October 22, 2026

Start with the County's current plat-package checklist.

The County identifies online submission, ownership evidence, a current tax certificate, the plat and applicable utility, OSSF, drainage or floodplain materials as part of its administrative-completeness process. Send the public source and the actual document trail; do not treat the checklist as approval.

Collin County Engineering FAQ, checked October 22, 2026

Route the reviewing-authority question early.

The County's FAQ directs visitors to verify the appropriate authority for platting questions, including city ETJ context. A public page can organize that question, but it cannot decide jurisdiction, plat requirements or the result for a tract.

What to send

Make the land-division clue easier to route.

A strong note is short, sourced and attached to the property. It does not need to resolve a plat, jurisdiction, survey, title or lender question before it reaches the right person.

  1. Property address, county, tract or parcel clue, plus the plat, replat or survey reference available to the sender
  2. The public source link and date checked, and whether the property is within a city ETJ or another stated reviewing jurisdiction
  3. Available deed or ownership reference, current tax-certificate clue, utility or OSSF correspondence, drainage or floodplain source, and any contract or lender timing context
  4. Any visible access, frontage, easement, roadway, utility, floodplain, legal-description or commitment item to route to the appropriate reviewer
  5. One process question: what should the County, surveyor, lender, title team, underwriter or attorney help verify next?
What to avoid

Keep conclusions out of the first handoff.

  • Do not state that a package is complete, approved, recordable or exempt from a plat requirement.
  • Do not decide ETJ authority, access, frontage, drainage, floodplain, utility service, boundary or easement effect from a public source.
  • Do not promise a hearing date, approval, recordation, underwriting result, funding result or closing date.
  • Do not offer a rebate, discount, gift, commission or other benefit for directing a file to WG Title.
TDI safety posture

No rate claim. No referral bargain. No approval or title opinion.

This public resource is available to anyone on the same terms. It is not conditioned on sending a closing to WG Title and it does not offer a rebate, discount, commission, gift or thing of value for a referral.

Prepared as a courtesy. This document is available to any real estate professional on the same terms and is not conditioned on directing a closing to WG Title.

WG Title provides title and escrow services, not legal advice. WG Law is a separate, independently operated company and any relationship with it is governed by its own engagement.

Do not paste wire instructions, account numbers, Social Security numbers, identity-document numbers, private tax returns or portal credentials into this form.

Five facts. One clear first question. We will tell you what to gather next.
