Jamie Ellis' corridor-source handoff

Send the road-project context before it turns into a late title question.

For builders, developers, agents, lenders and investors: collect the public source, property location, survey or commitment clue and one process question when a Collin County corridor item touches the file.

Audience and job

Built for the sender watching a corridor-adjacent file.

Transportation studies and public project notices can be useful source context for a development, acreage, commercial, investor or residential file. The helpful move is to send the source and ask one title or escrow process question early, before the commitment, survey, lender or county question becomes urgent.

The useful handoff

Send the property, project source, date checked, visible issue and first question. Public transportation materials do not replace title review, survey review, legal review, lender review or final agency action for a specific transaction.

Current source check

Use the public project record. Do not turn it into a promise.

These sources were checked on August 4, 2026. They help a referral source prepare a cleaner title or escrow handoff, but they do not decide access, right-of-way, easements, boundaries, title requirements, underwriting or closing timing.

A current county study can be useful context.

Collin County's Northeast Freeway portal says the study is using public meetings and a public hearing to present information and gather feedback about constraints and concerns in the study area.

TxDOT FM 545 project page, posted July 14, 2026

Project notices can identify ROW and design context.

TxDOT's FM 545 page says the proposed project would reconstruct and widen FM 545 from SH 121 to CR 416 in Collin County, with additional right-of-way required and no structures anticipated to be displaced at that time.

TxDOT FM 545 comment deadline, read August 4, 2026

If the public-comment window matters, name it precisely.

TxDOT says written comments on the FM 545 project must be received on or before August 14, 2026. That date belongs in the source note; it is not a closing-date promise or title decision.

TxDOT Project Tracker, read August 4, 2026

Use Project Tracker for the source, not for a conclusion.

TxDOT describes Project Tracker as the gateway to information about more than 11,000 TxDOT projects with 24/7 public access. It can help identify the public project source a sender is relying on.

Collin County Land Division Development, read August 4, 2026

County development notices are separate from title review.

Collin County says replat public notices are mailed to affected residents and posted online. For a title handoff, send the notice, plat clue or hearing item rather than trying to decide its file-specific effect.

What to send

Make the corridor clue easier to route.

A strong transportation-source note is short, sourced and tied to the property. It does not need to decide whether a public project changes access, boundaries, title requirements, survey review, lender review or closing timing.

  1. Property address, county, parcel or legal-description clue, plus a map pin or nearest cross streets
  2. Public source link, project name, meeting or comment date, and the date the source was checked
  3. Known contract lane, target closing date, lender deadline, survey status and whether a title commitment has been issued
  4. Any visible right-of-way, access, easement, plat, replat, driveway, median, drainage or utility question the sender wants routed
  5. One process question: what should the title team, lender, surveyor, attorney, county or TxDOT source help verify next?
What to avoid

Keep project conclusions out of the first note.

  • Do not forecast property value, marketability or appreciation from a public project.
  • Do not promise that a route, improvement, ROW acquisition or construction schedule will happen as described.
  • Do not decide access, easement, plat, boundary, condemnation, curative or title-insurance questions from a public notice alone.
  • Do not offer a rebate, discount, gift, commission or other benefit for sending the file.
