  1. Property address, Prosper project name, subdivision or addition name, lot or block clue, acreage clue, parcel clue or nearby road reference
  2. Public source link, posted or effective date, date checked and the exact planning, platting, site-plan or permit fact the sender is relying on
  3. Transaction lane: purchase, refinance, listing, development site, builder lot, lender request, investor file, land file or commercial leasehold coordination
  4. Known timing pressure: contract date, lender deadline, plat status, site-plan status, survey status, civil-engineering question, entitlement question or title commitment status
  5. One process question: what should the title team, escrow team, lender, surveyor, public office, engineer or attorney help verify next?
What to avoid

Keep conclusions out of the first note.
