A title commitment is a legal document. This guide helps you prepare a useful question; it does not tell you what an exception or requirement means for your rights.

The Texas Department of Insurance form separates transaction details, exceptions and requirements. Your job here is only to identify the section and item number you want the issuing title company or your attorney to address.
Find the effective date, GF or commitment number, proposed policy information, proposed insured or borrower names, the record-title line and the legal description. If a name or property detail looks different from your contract or survey, mark the line—do not rewrite it or decide what it means.
Locate the numbered exceptions and any continuation pages. Write down the item numbers you want to ask about. This page does not say whether an exception is routine, removable, covered or acceptable for your transaction.
Locate the numbered requirements. If an item mentions a record or document you already possess, have it ready—but do not assume that document satisfies the requirement. Ask the title team what information is needed next.
A useful note names the schedule and item, then asks what information or document the team needs next. Avoid copying long exception language into a web form.
