Jamie Ellis' homestead tax-record source packet

Send the public tax-record trail before the homestead question crowds the closing.

For agents and homeowners: collect the property, public appraisal or tax-record clue, ownership and occupancy timeline, contract context, lender condition and one process question in one reviewable handoff.

Audience and job

Spot the right property-tax question early.

A homestead or property-tax record question can touch a public appraisal record, ownership or occupancy change, contract allocation, lender condition or title commitment. This guide keeps the source trail together without deciding the transaction-specific outcome.

The useful handoff

Name the property and county, the current public-record clue, the relevant date and taxing entity, the transaction timing and the first process question. The appraisal district, tax assessor-collector, broker, lender, title team, underwriter and attorney retain their own roles and decisions.

Official sources

Use the current public record and the right reviewer.

These sources help a visitor organize a question. They do not determine an exemption, tax amount, title requirement or closing figure.

Collin Central Appraisal District, checked October 16, 2026

Start with the current local rate-and-exemption reference.

Collin Central Appraisal District publishes a 2026 Tax Rates and Exemptions table by taxing entity. Use the property, taxing-unit and account clues to identify the right public-office question; the table is not a transaction-specific tax, eligibility or closing conclusion.

Texas Comptroller, checked October 16, 2026

Keep the appraisal-district path visible.

The Comptroller says property-tax exemptions are locally assessed and administered, applications are filed with the appraisal district in the county where the property is located, and chief appraisers decide qualification. That makes the appraisal district the right source for a fact-specific exemption question.

Texas Legislature, checked October 16, 2026

Keep the statute as a source, not an answer sheet.

Texas Tax Code Chapter 11 contains property-tax exemption provisions. Send the public source with the address, current record clue and question to route rather than deciding whether a particular owner or property qualifies.

Keep a public educational guide referral-safe.

TDI Procedural Rule P-53 permits promotional and educational activity that is not conditioned on referral of title-insurance business. This guide is public document organization only; it does not offer a title-premium discount or referral benefit.

Five things that make a tax-record handoff easier to route.

  1. Property address, county, current owner or seller name as it appears on the transaction paperwork, contract status, target closing date, lender condition and one question to route
  2. The appraisal-district account or public-record reference if already known, the taxing entity named in a public notice, and the date and edition of the notice or tax statement—without asking the title team to calculate a tax bill
  3. A neutral occupancy and ownership timeline: purchase or move-in date if known, whether the property is being sold, and whether a change in ownership, mailing address or tax record has been noticed—without characterizing eligibility or legal effect
  4. Source documents already in hand, such as a public appraisal notice, tax statement, recorded-deed reference, contract tax paragraph, lender condition, title-commitment item or correspondence from a public office
  5. One practical process question for the appraisal district, tax assessor-collector, broker, lender, title team, underwriter, attorney or another appropriate reviewer

Keep sensitive details out

Send facts that route a process question, not private records.

  • Do not decide whether a property is a homestead, whether an owner qualifies for an exemption, what exemption amount applies, whether an application is timely, or how a taxing unit will treat a record.
  • Do not decide principal-residence status, ownership, marital-property character, spouse rights, residency, appraisal value, tax liability, proration, protest rights, lender acceptance or legal effect.
  • Do not place Social Security numbers, driver-license or passport numbers, tax returns, bank or card data, wire instructions, account credentials, private financial records or privileged legal advice in the public form.
  • Do not promise title coverage, insurability, underwriting acceptance, lender approval, final settlement figures, funding, recording or a closing date.

Questions belong with the right reviewer.

For a tax-exemption or appraisal question, contact the applicable appraisal district or tax office. For contract language, property rights or legal effect, use an independently chosen attorney. For lender requirements, use the lender. WG Title can help coordinate the title and escrow handoff.

D1-first conversion path

Send the property and the first tax-record process question.

This uses the existing closing-readiness form. The page URL, referrer, UTM fields and click IDs stay with the lead record, so the title team can see that the question came from this homestead tax-record source guide.

Do not paste identity numbers, tax returns, bank or card data, wire instructions, credentials, private financial records or privileged legal advice into this form.
