Why the calendar starts early

One verified clock. Several practical buffers.

Texas Property Code Chapter 207 gives a subdivision property owners' association up to ten business days after it receives a valid request and any required authority evidence. The model preserves that full window and adds a coordination buffer. Condominium associations are outside Chapter 207, so the tool labels those dates as planning buffers instead.

The survey decision

Reuse it, review it, or replace it—early.

TDI publishes both the T-47 affidavit and the T-47.1 declaration in lieu of affidavit. Which form and survey evidence work for a file depends on the title company and underwriting requirements; the tool only identifies when the decision is consuming the schedule.
