For home sellers

See what you walk away with, before you sign.

The number that matters to a seller is the one at the bottom. WG Title helps you model it early, then handles the payoff, prorations and recording that turn it into a wire.

Straight answers

The questions that actually come up.

General explanations, not legal or transaction-specific advice. Call the title team at 214-620-2055 for the facts of your file.

What actually comes out of my sale price?

Your mortgage payoff, the compensation you agreed to with your broker, unpaid property taxes prorated to the closing date, any concessions you agreed to, and closing costs. The net sheet below lets you change each one and watch the bottom line move.

Run a seller net sheet

Who pays for the owner's title policy in Texas?

It is negotiable and stated in the contract. In most North Texas residential transactions the seller customarily pays for the owner's policy, but nothing requires it — the contract controls.

What is my agent's commission going to be?

Whatever you and your broker agree to in writing. Commissions are always negotiable and are set solely between you and the broker you hire. WG Title does not set, recommend or receive any part of a real estate commission.

Should I fix anything before I list?

Some repairs return more than they cost and many do not. Our Maximize Your Sell walkthrough gives you a prioritized list based on your own answers about the property.

When do I get my money?

After the deed records and the file funds. We disburse by wire or check the same day funding is confirmed in most residential transactions.

How it goes

What happens once the file opens.

Every closing is different in the details. The order is not.

  1. 1

    Send us the contract

We open the file and order payoffs so nothing waits on a lender's turnaround.

  2. 2

We clear what is on title

Old liens, releases that were never recorded and heirship questions get resolved before closing week.

  3. 3

    You review the figures

Payoff, prorations and closing costs, itemized, with time to ask about anything that looks off.

  4. 4

    You sign and we fund

We record the deed, disburse the payoff and wire your proceeds.
